Once your contract is signed and the first payment made, your chosen villa is officially yours. Now you’re part of the journey. Construction is already planned and underway on schedule. What’s included in the price?

A fully furnished, turn-key villa plus a 30-year land lease. All décor, appliances and soft goods are installed, so you can start renting on Airbnb from day one.

Do I have to fly to Bali to sign documents?

No. All contracts can be reviewed, signed and notarised remotely.

How long is the lease and can it be extended?

30 years, with two guaranteed 30-year extensions (30 + 30 + 30). You may extend 1 year before the lease ends; the price is set by 2 independent valuers and notarised. Multiple future extensions are also allowed

When does construction start and how long will it take?

Ground-breaking begins September 1st, 2025. Build time is 16 months, after which we hand over the keys.

How and when do I pay?

Payments sit in a notary escrow account and are released only after each build milestone is certified. Standard schedule: 2 % deposit → 33 % on main contract → 20 % at 25 % progress → 20 % at 50 % progress → 20 % at 75 % progress → 5 % at hand-over.

Can I stay in my villa whenever I want?

Absolutely. Live in it year-round, block out personal dates, or leave it entirely to rentals - your choice.

Who manages the villa when I’m away?

Our in-house team offers full management for 18.5 % of monthly revenue, covering marketing, bookings, guest concierge, 24/7 security, housekeeping, maintenance, accounting and tax reporting.

What ongoing costs or taxes should I expect?

There are no hidden fees - just a one-time 1% notary fee at the time of purchase.
If you own the villa through a local PT PMA company, you’ll pay 0.5% corporate tax and 10% personal tax.

Can I re-sell the leasehold later?

Absolutely! We can also list the property for sale on your behalf, using real photos of the completed property from the very first day of its completion, and at an increased price.

Who handles long-term upkeep and future renovations?

The same management team budgets and schedules refreshes (paint, soft furnishings, equipment) so high occupancy doesn’t wear down your asset.
